Licensed plumbers from a family shop in east Anaheim. is on call tonight, with two more plumbers on the road. For an emergency in Anaheim, Fullerton, Orange or Placentia, a plumber is usually at your door in about an hour.

(714) 555-0186 Water on the floor? Turn off the main first

$79 service call, waived if you go ahead with the repair.

Where it is: the ¾″ copper that comes up out of the ground on your front wall.

Water where it shouldn’t be? Turn this first.

Every house has a main shutoff where the water line comes up out of the ground. On most houses here it’s on the front wall near a hose spigot, next to a brass bell, which is the pressure regulator. Turn the handle clockwise until it stops.

  • A round wheel takes several turns. Older ones are stiff. Use both hands, and stop when it stops.
  • A lever takes a quarter turn. Across the pipe means off.
  • No valve at the house? The city’s valve is in the meter box by the curb. A meter key or a big adjustable wrench turns it a quarter turn.
  • Water near outlets or the electrical panel? Switch that circuit off at the breaker, but only if you can reach the panel without standing in water.
  • Smell gas? Leave the house first. Call 911 or the gas company from outside, and don’t flip any switches on the way out.

Then call us. We’ll stay on the line and talk you through it while the plumber drives over.

(714) 555-0186

The parts on that wall, if they need replacing:

  • New ball valve, quarter-turnfrom $385
  • Pressure regulator, set at 60 psifrom $475
  • Hose spigot, replacedfrom $185

Open

Drag the wheel clockwise.
Valve type

Below the valve, the pipe from the meter keeps its pressure. That’s the city’s side, and it keeps running.

Drawn from the front wall of most houses built here in the ’60s: from the meter up, the gate valve, the regulator, then the spigot.

Leaks in the walls and under the floor.

Where it is: the ¾″ copper under your hallway, in the slab since 1962. Hard water thinned the wall to a pinhole.

Most houses here were built around 1960 on a concrete slab, with copper water lines running underneath. Sixty years on, those lines wear through. A slab leak shows up as a warm spot on the floor, the sound of water running when everything’s off, or a water bill that jumped for no reason.

We find it by listening, not by digging. A ground microphone picks up the hiss through the concrete, and on a hot line a thermal camera shows the warm stripe. No holes until we know where it is.

How a reroute works, in one house on Wrenfield Avenue

How a reroute worksFloor plan of a three-bedroom ranch. The hot line under the hallway slab has a leak about nine feet from the bath. A new line runs through the attic from the water heater in the garage to the bath and the kitchen, and the old line is capped.LivingKitchenDiningGarageHallBathBed 1Bed 2Bed 3LaundryMain comes in hereWater heaterLeak, about 9 ftfrom the bathNew line through the atticABCD

  • Slab leak reroute through the atticfrom $1,850
  • Whole-house repipe in PEXfrom $5,400
  • Leak detection, no holes until we find itfrom $249
  • Spot repair through the slabfrom $2,400
  • Pressure regulator, set at 60 psifrom $475
The leak is on the hot line under the hallway. Instead of breaking up the slab, we’d run a new line through the attic and cap the old one. Usually done in a day.
  1.  ,Ernesto, Rivera

Found it. Hot line under the hallway, about 9 feet from the bath. We can reroute it through the attic tomorrow at 8, $1,850 in writing.

  2.  ,Robert A. ,Anaheim Hills

Forty minutes with a microphone on the floor and nothing got broken. See you at 8.

  • 40 or 50 gal tank, replacedfrom $1,895
  • Anode rod, replacedfrom $225
  • Flush and checkup$119 flat
  • Pilot, thermocouple or gas valvefrom $189
  • Gas leak test and repairfrom $295
Where it is: the tank in your garage, and the ½″ hot and cold lines on its top.

Why water heaters here last 8 to 12 years.

Anaheim’s water is very hard, about 15 to 19 grains per gallon in the city’s own reports. Cut a tank open and you can see where that goes.

A magnesium anode rod corrodes so the tank doesn’t; by year 6 it’s down to the wire. The minerals settle on the bottom, and the burner has to heat through them. That layer is the rumbling you hear. A $119 flush once a year keeps it thin, and a new anode rod at year 4 or 5 buys more years.

  1.  ,Ramon, Rivera

Done. Hot water’s back on, and the old tank is on the van.

  2.  ,Teresa M. ,West Anaheim

Hot water’s back. Same number he gave us at 10:58. Thank you, Ramon.

A brushed nickel faucet running into an undermount bathroom sink.
A vanity in Placentia, cut at the countertop: the faucet, then the trap and the two shutoff valves under it.

The water’s off at the main, so this one stopped too. Turn it back on, up in Shutoff.

Where it is: the 1½″ trap under your bathroom sink. The water left in the bend keeps sewer gas out.

Faucets, toilets, and the valves under them.

Most of what we do inside the house is small and done in under two hours. Bring your own faucet or toilet, or we’ll bring one. Either way we check the shutoff valves under it, and if they’re the originals we’ll tell you, because a sixty-year-old valve is usually the next leak.

  • Faucet, installed, yours or oursfrom $175
  • Trap and tailpiece, replacedfrom $165
  • Shutoff valve, quarter-turnfrom $159 each
  • Toilet, installed with a new wax ringfrom $289
  • Toilet repair: fill valve, flapper, handlefrom $149
  • Garbage disposal, ¾ HPfrom $395

Old parts leave with us, and the labor is warrantied for a year.

  1.  ,Ruben, Rivera

Both faucets are in. The valves under them were the 1964 originals, and one wouldn’t close at all, so I swapped those too.

  2.  ,Gabriel R. ,Placentia

Saw the old one on the counter. Glad it’s gone.

Where it is: the 2″ black ABS from your sinks, tub and toilet, down through the slab and out to the cleanout. Drains run partly full, sloped ¼″ per foot.

Which drain is it?

Pick the one that’s backing up. The drawing shows where it usually stops, and what we’d do.

Which drain is backing up?

Choose a drain on the drawing. More than one acting up at once is its own answer, at the cleanout.

Kitchen sink

What it usually is
Grease and food set up in the line under the floor.
Try this first
Nothing. Please skip the drain cleaner.
What we’d do
Clear it with a cable machine, then run hot water for ten minutes to be sure. From $149. If it keeps coming back, we jet the kitchen line, from $395.

Bathroom sink

What it usually is
Hair and soap at the stopper, nine times out of ten.
Try this first
Pull the stopper out and clean it.
What we’d do
Clear the line past the trap if that doesn’t do it. From $149.

Tub or shower

What it usually is
Hair, just past the drain.
Try this first
A plastic drain stick from the hardware store works more often than you’d think.
What we’d do
Clear it and check the overflow. From $149.

Toilet

What it usually is
Something in the trap of the toilet itself.
Try this first
A flange plunger, the one with the extra cup, not the flat one.
What we’d do
Auger it, flush it, and check that the line beyond is running freely. From $129.

Laundry

What it usually is
Lint and soap build up where the standpipe meets the line.
Try this first
Clean the lint trap on the washer and run it empty on hot.
What we’d do
Clear the standpipe and the line under it. From $169.

More than one drain

What it usually is
When the toilet gurgles while the washer drains, or the tub backs up when you flush, it’s the main line, not one drain.
What we’d do
Clear it from the cleanout and run a camera to see why. Main line clearing from $289, camera check included.

Follow the line down to the sewer

Please skip the drain cleaner. It sits in the trap, eats at old pipe, and we have to put our hands in it.

  1.  ,Beto, Rivera

Kitchen line is clear. Ran the hot water ten minutes to be sure. $149.

  2.  ,Kevin O. ,Fullerton

Draining fine, the night before Thanksgiving. $149 like the website said.

The pipe to the street, on camera.

When more than one drain backs up, the trouble is usually in the sewer lateral: the pipe from your house to the city main under the street. On most houses here it’s still the original clay. We run a camera down it from the cleanout, and you keep the video.

Where it is: the 4″ clay under your front lawn, original 1962, about 58 feet to the street.

  • Camera inspection, video you keep$199 flat
  • Main line clearing, from the cleanoutfrom $289
  • Hydro jetting the rootsfrom $495
  • Spot repair at the bellyfrom $2,850
  • The whole run, trenchlessfrom $6,900

What we’d tell this house: jet the roots out now, for $495. Then either fix the root joint and the belly with two spot repairs, or replace the whole run without digging a trench across the yard. We’d show you the video before you decide, and the price either way is in writing. If your house doesn’t have a cleanout, we’ll put one in, from $750, and every visit after costs less.

About 210 feet of pipe from the meter to the main. We work on all of it.

  1.  ,Beto, Rivera

The video’s in your email: roots at two joints and a belly at 39 feet.

  2.  ,Noemi S. ,Orange

We used it to get $6,000 off the house. Thank you, Beto.

How long until we’re at your door.

Typical drive times in minutes from our shop on Wrenfield Avenue, at three times of day. At night the freeways are empty and the plumber on call often lives close by, so it’s faster.

Not on a sign? Call anyway. If we can’t get there quickly, we’ll say so on the phone.

The people who answer.

Hector Rivera started this with one truck in 1998, after twelve years working for someone else. His son Ernesto runs it now with eight plumbers and seven vans, out of the same shop on Wrenfield Avenue. Ernesto’s sister Graciela runs the office, and if you call before 7pm, she’s the one who picks up.

Every plumber is our own employee. Nobody is a subcontractor, and everybody, Ernesto included, takes a turn on nights.

A night call, start to finish.

  1.  ,You

Water heater’s leaking in the garage. A lot of water.

  2.  ,Ramon, Rivera

This is Ramon, on call tonight. Turn the valve on the cold pipe above the heater clockwise until it stops, and turn the gas knob on the front to Pilot. I’m leaving now. About 35 minutes.

  3.  ,Rivera

Ramon is 15 minutes away, in van 4.

  4.  ,Ramon, Rivera

Your price: replace the 50-gallon gas tank, $1,895. Permit, two earthquake straps, a new gas connector and haul-away included. Reply YES to go ahead, or ask me anything.

  5.  ,You

    Yes

  6.  ,Ramon, Rivera

Done. Hot water’s back on, and the old tank is on the van. Labor’s warrantied for a year, and the new tank’s warranty is registered in your name.

  7.  ,Graciela, Rivera

Morning, this is Graciela at the office. The city inspection is Thursday between 8 and 12. Nothing for you to do but let them into the garage.

The same price it would have been at 2pm. The $79 service call was waived because they went ahead.
